the CUSTOMERS
The District of Columbia offers an increasing residential base and a solid daytime population of 982,853 and as an international market attracts an additional 15.1 million visitors annually.

Situated in the center of the nation’s fourth largest metropolitan region, DC offers the prime location to tap into 6.1 million people whose median household income is approximately $74,600.

the RETAILERS
National chains such as Best Buy, Target and West Elm have recognized the spending potential of DC’s residents and local retailers such as Bus Boys & Poets, Ben’s Chili Bowl and Georgetown Cup Cake have become icons in their respective neighborhoods.

the DEVELOPMENT
Since January 2001, over 615 development projects have been completed, representing an investment of over $19.6 billion, including 28.5 million square feet of office, more than 27,980 residential units and 2.8 million square feet of retail space.

With more than 1.2 million square feet of retail space under construction at the beginning of 2008 and another 6.9 million square feet in the pipeline there is plenty of retail demand to be met.
